1. What type of print advertisements are you going to perform?
Pick up a magazine and you will notice that 62% of the magazine is dedicated to
the agents face, name, company logo and features instead of the homes. Some agents
don’t even put the price of the home in the advertisement. Who has successfully
purchased a home from a fuzzy 2x2 picture in a magazine? Have you ever worked with a
buyer agent who showed up with pages of magazines? Buyer agents provide future
buyers MLS printouts on what is available in their market. Magazines are great for the
agent, not for your home.
We focus on a direct mail campaign to your neighbors to let them know your home
is on the market and the selling price. Historically, most people move into a
geographical area to be close to friends and family, who happen to be your
neighbors.
2. Why don’t you advertise in the newspaper?
If the newspaper was the best way to showcase your home, then the major real
estate companies would have 5-6 pages each. More and more people today are not
getting the paper home delivered, therefore decreasing your audience.
We just don’t see the value and the decrease of realtors in the paper as a sign
we are on the right track to save you money.
3. The local major agency advertise there own properties internally, don't I need this type of Marketing?
While there may be some form of internal notification with companies, the #1 source over the past 20 years has been your local MLS. Most buyer agents from national companies are working as independent contractors and may only go into their office once a month. They search for their clients’ needs through the local MLS system. They search the MLS because not only does this system hold the most private listings, but more importantly, it tells the buyer agents how much commission will be paid on each home.
We put your information where it needs to be on the MLS, Realtor.com and
HomeChoice.com.
4. Are we going to get the same service from you at a discounted price?
Absolutely. In fact, you will be in touch more due to our HomeChoice.com system. We
have developed a system of agents to handle every step of the process. Your listing
agent will take care of getting you on the MLS and then transaction agents will take
you through the offer to close process. Buyer agents are here to get you in your
next home.
5. Why don’t you charge the same as the other major real estate companies in
my market?
Look at the competition. They have gone from the wood post and metal signs to
the small frame or even wire stakes. Look through your newspapers. Do you see
anymore two-page spreads once seen 3-5 years ago? How many times have you talked to
someone looking for a home, and they tell you they saw the home online? Most people
are doing half the searching agents did when the MLS was private.
The question is not why we charge less, but why are they still charging the same
when it’s getting cheaper to do business? In fact, HomeChoice.com gives buyers 1% cash
back after closing for that simple reason; you are part of the process in your
ability to search.
